A 72 bed care home development is proposed for land adjacent to The Leicestershire Golf Club.
The land is a vacant site at present with tree and scrub growth. The proposed care home will be accessed off Gartree Road, and be three storeys, set in generous landscaping.
The current supply and demand for care beds in the area has been analysed and there is a current undersupply of beds which would support this development, with the demand expected to increase in future years.
New design guidelines have moved forward recently, so a new-build care home, compliant with post-covid guidelines, would be a flagship within Leicester.
The site is to be landscaped with new parking layout, private residents’ garden and improved public space. Many of the existing trees are to be retained as possible and new planting is proposed to replace any losses.

Access to the site is taken from Gartree Road, which is the only viable access point for vehicles. The access road will run in parallel to Gartree Road before opening in to the care homes car parking area.
The key design aim is to maximise direct access to external spaces and natural daylight while using the minimum amount of overall space to deliver the most
care with the least amount of resources.
This approach ensures that the needs of residents and care staff are prioritised, while at the same time as delivering a desirable and homely environment which
is pleasant to live and work in.
In this case the accommodation is split into six equal units, each containing 12 care bedrooms and living / dining facilities forming self contained care households.
Each household wing has been broken down into separate elements to articulate the proposed building, splitting each block into domestic scaled elements.
The building is accessed centrally to provide communal facilities between the households with back of house spaces restricted to the internal corner of the ‘L’ format plan.
Externally the bedroom spaces are given a different architectural language to the day spaces. This is intended to make the building more readable and reinforce the sense of place for residents and visitors.
